Prices continue to rise in Spain

Prices rising

- but it's still easy to make a good long-term investment!

The price of resale properties in Spain has registered a rise of 0.4% during August. Standing at 1,896 euros/m2, which represents the sixth consecutive monthly increase. This data for August is 3.9% higher than that of the same month last year, while it is 7.6% below the historical maximum price of housing in Spain, registered in June 2007.

Autonomous communities

Up to 9 Spanish regions show prices higher than last month. The Community of Madrid and the Balearic Islands (1.4%), lead the increases followed by the Valencian Community (0.7%) and Andalusia (0.4%),

The Balearic Islands with 3,542 euros/m2 is the most expensive autonomy followed by the Community of Madrid (3,123 euros/m2). Both regions have reached their highest price during the month of August.

Provinces

Up to 18 provinces have prices higher than those registered in the previous month. The highest increase has been experienced in the province of Valencia (2%), followed by Malaga and Almería (1.5% in both provinces), Huesca, Madrid, and the Balearic Islands (1.4% in the three cases).

Capitals

During the month of August, 34 capitals have experienced increases in the price of housing. The most pronounced increase is that experienced by Cuenca, where the expectations of the sellers grew by 5.8%; followed by Valencia (3.3%), Malaga (2.4%), Palma (2.3%) and Alicante (2.1%).

During the month of August, the price rose 1.9% in the city of Madrid and 1.2% in Barcelona. This increase in Madrid leaves the price at 3,973 euros/m2, which is the most expensive price since it has records. In the Catalan capital, the price (4,085 euros/m2) is 4.5% below the maximum that occurred in September 2018.

San Sebastián is the most expensive capital in Spain, placing its price at 5,126 euros/m2, which is the highest price in the historical series. It is followed by Barcelona (4,085 euros/m2) and Madrid (3,973 euros/m2). Murcia (1,079 euros/m2) is among the cheapest capitals to by a resale property.
